House fluffing takes a home from drab to "fab"

Have you ever noticed how some houses sell at prices well above what you would expect while other houses sit on the market?

Nine times out of ten, the house that sold quickly and for an unexpected price, was carefully staged for that purpose. The owners or agent may have had a great eye and did it themselves, or more likely, they hired a professional home stager or house fluffer as they're also called.

Decorating to sell is all about merchandising and catering to the subconscious variables that make someone fall in love with a house. Done correctly, it can make a $10,000 to $50,000 difference in your selling price, without a significant investment on your part.

From room by room makeovers to organizing an entire home to be seen at its best— a successful house fluffing project will take a home from drab to "fab".

Even if your house is clean and you've bought flowers to spruce things up, it may not be enough to make your house stand out from the competition.

Often, it is the intangibles that make someone fall in love with a house and immediately feel "this is home." Anything you can do to build desire for your home over the others on the market, will put you at a significant advantage.

Your home will have competition from others in a similar price range and location. We've all noticed the house that sits with a For Sale sign week after week when everything else seems to be selling. It's a depressing and frustrating situation.

As the weeks pass, their agent will likely ask them to make a "price adjustment." At $5,000 or more per adjustment, that's money right out of the vendor's pocket! Why not invest even less than that up front and sell quickly at the right price?
